Heyer called the meeting to order.
The warning was read, introductions made, and interested persons sworn in.
Ms. Jenness explainedto the Board that her Revision
was for a design change to her proposed addition to Fairfax Family Physical
Therapy. The change will add an
additional 100 sq. ft. to the original site plan approved May 18, 2011. The addition will include additional
treatment rooms, storage, and a therapy pool.
The new design will be angled instead of straight, improving aesthetics
and lending itself to future solar options.
There was considerable discussion regarding the square
footage of the addition. Calculations
supplied with the site plan differed from Skips by over 100 sq. ft., affecting
the calculations for the proper amount of parking spaces needed. Skips calculations totaled 3273 sq. ft. vs.
the 2800 sq. ft. Ms. Jenness calculated.
There was discussion regarding the current number of parking spaces (Ms.
Jenness testified 21. The Board had
required 16 parking spaces on the previous site plan), and the maximum number of people expected to be in
the building at any one time. The total
square footage of the existing building (minus some planned minor demolition)
plus the new addition was calculated at 4037 square feet (calculated from the
Listers card for both floors of the existing building plus the addition). According to the Fairfax Development
Regulations, this would require up to 25 parking spaces. The DRB has the option to reduce this number
if they see fit.
There was additional discussion regarding the number
of people working in the building, the possibility of future exercise classes
or other public use, and additional employees in the future that may affect the
number of parking spaces needed. Ms.
Jenness estimated the maximum number of cars in the lot at any one time would
be only 15.
Skip told Ms. Jenness and the Board that Randy Devine
(Fairfax Water and Sewer Dept.) requested that when the pool is drained that it
be emptied into the Towns sewer lines to help flush the system. The pool cannot be filled from the Towns
water supply.
There was additional discussion regarding landscaping,
the removal of trees, and re-establishing some trees, in addition to
designating an overflow parking area.

M. Dufresne asked if more parking could be added in the
future. Ms. Jenness said yes,
additional room is available. The
existing gravel lot currently has more than the 16 required by the Board in
2011 when the proposed addition was smaller.
Skip asked if there were any plans to change the hours of operation in
the future. Ms. Jenness stated there
were not.
There was no
public input.
