FAIRFAX GREEN ADULT COMMUNITY
Fairfax Green Adult Community is a first of a kind opportunity in our area for 55+ adults to actually own their own home in a manageable size and style with all of the conveniences of senior living. The following information will give you a written summary and description of this opportunity.
There are Four floor plans to choose from and the entire building and individual home plans are all designed for meeting ADA requirements.
Home plans A1, A & B are all over 1000 square feet of comfortable living space. Easily managed and not overwhelming in size all of these homes have a spacious bedroom, living room, dining area and large den.
Home plan C located next to the elevator is 690 sq. feet and has a one bedroom only without a den.
Full Kitchen with energy efficient style General Electric appliances including a dishwasher, refrigerator, electric stove, microwave and laundry room with your own convenient stackable washer & dryer.
Each home plan accommodates television satellite dish style cable through one central dish, telephone and computer access. Fairfax has High Speed DSL available through your Verizon phone service.
All home plans include an installed wall mounted air conditioner which is operated by each home owner to adjust to their own individual comfort level.
A master bath and shower with linen closets is located off the bedroom. Some home plans also have an additional half bath.
All home plans have a slider door to the outside balcony deck offering exceptional views of either Easterly views of Mount Mansfield and the Green Mountain Range or westerly views of spectacular sunsets.
Flooring is attractive entry, kitchen & bath tile complimented by comfortable designer carpet.
Each homeowner will be allowed one pet (under 15 Ibs.) per home.
This Adult Community offers underground covered parking and each home owner will have a designated personal parking space serviced by a central elevator. Ample outside visitor parking is also available.
Each homeowner will have their own storage unit available to them located either in the garage or on one of the three floors.
A large, attractive and very convenient furnished community room complete with full operational kitchen with appliances, bathrooms and storage area is available for family gatherings, community events, programs and activities for all to enjoy. A corner gas fireplace for winter evenings is also located in the community room. A summer patio with benches is located off the community room for residents to enjoy comfortable outside Vermont summer weather.
U.S. mail will be delivered to your own private and keyed mailbox located in the furnished lobby near the central elevator.
Entrances are secured and visitors must ring each homeowner from the lobby foyer before being allowed entry to the building offering comfortable security for all.
Walkways and sidewalks have been designed to allow easy access from the adult community property to the Fairfax Green village sidewalks. Just a short stroll from the building by walkway connects you to all village properties and a planned recreational path which will also connect to the existing net work of nature trails in the open five plus acres of natural area which surrounds the fenced pond in Fairfax Green.
A central elevator is located in the main entrance lobby area and services all three floors and the parking garage. Large extra wide stairways are also provided at each end of the building.
A community exercise room and an on site community hair salon have also been designed for the residents convenience.
Monthly association fees which will include propane hot water baseboard heat and domestic hot water as well as overall building property insurance, maintenance and management is estimated at $170.00 month. This fee will also include a potential schedule of senior events and activities organized by the association management. The fee also is paying for the Fairfax Adult Community prorated share of Old Academy Road Street and parking lot maintenance including summer cleanup and winter snowplowing as well as lawn and landscaping services. Each homeowner should individually insure their own personal property located in their own home. Each homeowner will be a voting member of the association and is encouraged to actively participate in their association. Association bylaws and covenants are available upon request and must be read and acknowledged prior to purchase.
Each homeowner will be individually responsible for their own Central Vermont Public Service monthly power bill as well as their own quarterly metered municipal water and sewer bills. Property taxes are estimated to be approximately $2200.00 to $2400.00 annual. Property taxes are owed by each homeowner and due to the town of Fairfax in one installment payment due November 15th of each year.

Your family and visitors will want to enjoy visiting some of the Fairfax artist studios, Historical Society Museum rich in Fairfax history. Many people enjoy visiting our friendly farms in Fairfax for a agricultural experience seeing the cows actually being milked. EMERGENCY SERVICES
The Fairfax community is faithfully protected by the Franklin County Sheriffs Dept backed up by Vermont State Police Force. Emergency Fire protection and Rescue Service is provided by the committed and dedicated Fairfax Fire Dept and the professional rescue personnel of the Fairfax Rescue Squad both located minutes away, literally just down the street from your home.
FAIRFAX GOVERNMENT
The Fairfax community is governed by a five member select board with alternating terms. Administration includes an elected town clerk administration assistants and appointed Zoning Administrator, Development Review Board and Planning Commission members. The roads are maintained by a dedicated full time road crew and public sewer and water systems are managed by a full time public works supervisor. Water meters are installed on each residence read by the homeowner and billed by the town quarterly.
SCHOOLS
The BFA Fairfax School is located on Hunt Street and school property actually borders Fairfax Green property on the south easterly line. The school offers classes for children starting at the pre school and kindergarten levels right through to high school graduation. Private day care and preschool facilities are also available in town. The school is afforded the benefit of a large field recreational area with groomed baseball, soccer and football fields as well as a tennis court for the community and students enjoyment. Town School Busing is available. However most children will most likely want to take the short and convenient walk to school with their neighboring friends of Fairfax Green. The Fairfax public library is also located in the school and open and available to the public at accommodating hours.
CHURCHES
Fairfax has three churches in the village. Amazing Grace Church, United Church of Fairfax and St. Luke Catholic Church are all located within walking distance of Fairfax Green. Many of the churches hold scheduled community church suppers throughout the year. You will want to mark your calendar dates for the annual fall Bean Hole Supper and summer Ice Cream Social held at the historic Baptist Church Building located at the entrance way to Fairfax Green on Main Street. These delicious annual events complete with local country musicians offering family musical entertainment are visited by families from all over the state. Many other events private and public can also be booked at the Baptist Building by local residences.
NEWSPAPERS
The Saint Albans Messenger based in St. Albans offers a daily afternoon paper for Franklin County residences and subscribers delivered to your home. The Burlington Free Press a daily morning paper is also delivered daily to homes of subscribers. The Fairfax News is a local monthly newspaper delivered for free to all Fairfax residences. There are also several Fairfax based websites available on the internet provided free to all by several private Fairfax citizens that keep residences posted almost up to the minute on Fairfax news, activities and events.
COMMON AREAS & EXPENSES
The main entrance green area, road and connecting streets and sidewalks as well as the fenced retention pond area and open space and walking path areas in Fairfax Green will be initially owned and maintained by the association as a common area at a cost to be equally born by the association members. The initial monthly fee for common area expenses is expected to be approximately forty five dollars per month.
ASSOCIATION BY LAWS, RULES & REGULATIONS
Association by laws rules and regulations have been established in writing to protect all of the Fairfax Green Homeowners home and property investments. These documents are available for all prospective purchasers review and approval.
